General

General

We are based in Fort Lauderdale and design and build throughout South Florida's Tri-County area — Miami-Dade, Broward, and Palm Beach. That includes Miami, Aventura, Coral Gables, Fort Lauderdale, Hollywood, Coral Springs, Parkland, Weston, Boca Raton, Delray Beach, West Palm Beach, Palm Beach, and surrounding communities. If you are unsure whether your address is in our service area, contact us and we'll confirm.
Yes. Sky Vera Living operates under Florida Contractor License [LICENSE NUMBER] and carries general liability and workers' compensation insurance. We provide certificates of insurance to homeowners, HOAs, and condo associations upon request.
No. We provide free, no-obligation estimates that include a site visit, scope review, and budget range. If you choose to move forward into detailed design, we'll quote a design agreement at that point.
Yes — and we often prefer to. Many of our best projects are coordinated with the homeowner's architect, landscape architect, and interior designer. We work as a trade partner in those engagements and provide drawings formatted for design coordination.

Pergolas

Pergolas

Louvered pergolas have adjustable aluminum blades you can open, tilt, or close — giving you control over light, breeze, and rain coverage. Insulated pergolas have a fixed foam-core roof panel that provides permanent shade and significantly cooler conditions below. Many projects use one type for the main structure and the other for a secondary space.
Quality systems are engineered to specific wind loads for Florida's hurricane zones. Before a major storm, louvers should be opened to let wind pass through and any retractable screens should be retracted — we provide written storm-prep guidance and walk every client through it at handoff.

Outdoor Kitchens

Outdoor Kitchens

We work with leading outdoor appliance manufacturers and recommend specific models based on how you cook, your heat preferences, and your durability priorities. Brand selection is part of the design phase. We do not lock you into a single line.
If the kitchen sits under a pergola, pavilion, or covered lanai, ventilation is critical for safety and comfort — both for cooking heat and for grease. We size and integrate vent hoods as part of the design phase and coordinate the duct routing.
Sintered porcelain slab is currently the strongest all-around performer — UV-stable, stain-resistant, freeze-thaw safe, and available in convincing stone looks. Sealed concrete, dense granite, and natural stone like soapstone or quartzite all also work well depending on the design language.

Process, Permits & HOA

Process, Permits & HOA

Most pergola projects run 8–16 weeks end-to-end including design, permitting, HOA approval, fabrication lead times, and installation. Custom aluminum pergolas and full pavilions can take longer, while simpler attached structures sometimes move faster. We provide a milestone schedule before you sign.
Yes. We prepare permit-ready engineered drawings, submit to your local building department, and prepare HOA architectural review packages including color samples, finish boards, and elevation drawings. We manage revisions and resubmissions through approval.
Yes. We provide 3D renderings as part of the design phase so you can see the structure in context — proportion, finish, sight lines, and how it ties into the home — before any permits are pulled.

Financing

Financing

We work with a third-party financing partner (provider placeholder) that offers homeowner financing for outdoor living projects. Pre-qualification is fast and does not affect your credit. Final terms come from the financing provider, not from Sky Vera Living.

Florida Climate & Storms

Florida Climate & Storms

Material selection is the answer. We default to marine-grade aluminum, powder-coated finishes, stainless or bronze fasteners, and sealed connections. On coastal properties east of US-1 we specify the most corrosion-resistant package available.
Properly engineered structures are sized to specific wind loads for your wind zone. The biggest factor in storm performance is the original engineering and installation — which is why we use stamped drawings and pull permits on every project. We also provide written storm prep instructions.
