Challenge
The problem we were asked to solve.
Strong west-facing afternoon sun off the Intracoastal made the existing loggia unusable from 3 PM to sunset. The clients wanted to preserve the open view, but cut the heat — within strict Town of Palm Beach Architectural Review Commission guidelines.
Approach
How we sequenced the project.
Motorized solar shade screens on the west side that drop only during peak sun hours, paired with a louvered pergola overhead in a powder-coat matched to the home's existing trim. Outdoor kitchen with the cooking station offset to the side so the bar line faces directly into the sunset over the Intracoastal.
Result
How the space lives now.
The loggia shifted from a 3-hour-a-day space to a primary entertaining room — particularly through the long Intracoastal-facing sunset hour. ARC approval was secured on the first submittal cycle.
